People make comments and ask questions all the time, about interest rates and how the market is performing….

Think about this, MORE Luxury homes sold in 2023 than 2019 & 2020 combined. 2024 is pacing ahead of 2023.

YTD Statistics

Comparing the last several years the High-end Luxury market has remained on the move. We are still in the MIDDLE of the BEST Luxury Market the Greater Pittsburgh Area has ever seen. Inventory (available homes) has decreased 15%, pendings (under contract homes) have increased 26%, solds (sold homes) increased 24% in this sector since December 2023 and has remained stabile. It will be interesting to see with the decreased inventory if this shifts to the buyers advantage or dis-advantage.

PENDINGS in the Luxury Market has decreased over the last month, this is to be expected for this time of year, and is not all that notable at this time. We are showing considerably more activity than last year at this time.

I have studied with the Institute for Luxury Home Marketing and have a robust marketing plan for Luxury homes! - Nick
