Comparing the last several years the High-end Luxury market has remained on the move. We are still in the MIDDLE of the best or 2nd BEST Luxury Market the Greater Pittsburgh Area has ever seen. Inventory (available homes) has decreased 8%, pendings (under contract homes) have increased 27%, solds (sold homes) increased 22% in this sector since August 2023 and has remained stabile. It will be interesting to see with the increased inventory if this does start to shift to the buyers advantage, it does look like there is about 1.15% additional negotiating going on which amounts to about $14,880.

PENDINGS in the Luxury Market has decreased over the last month, this is common for the season, but not really notable. It is showing considerably more activity than last year at this time.
